Future Building Site Plan
Future Building Site Plan
BUILDING REPORT 4/14/2008
The site planning and conditional use permit submittal package was started in May 2007. The conditional use permit package was submitted to the County for approval in late Sept 2007. This package included all site plans, landscape plans, grading plans, building floor plans, building elevations, a wetlands study, a biological study and drainage study. On December 1,2007 the County responded to our submittal with a request for an archeological study, traffic study, percolation study and special species survey. All these reports were submitted to the County in March of 2008 except for the special species study which can not be completed until all grasses and flowers are in bloom (late May 2008). The County has just required us to prepare a Dam Break Analysis. This will be completed in about 30 days. Once the dam break analysis and special species study is complete the County will make a final statement as to approval of our “mitigated negative declaration” or require us to prepare more environmental reports. If we are approved then we can start our construction drawings. If we get approval my guess is we still would not be looking to start construction until Spring of 2009.

BUILDING UPDATE 8/20/2008
We have completed all the studies and reports that the County has required. These include a soils report, septic percolation study, biological assessment study, archeological study, Swainson hawk foraging habitat study, special species study, wetland compensation plan, wetland protection plan, dam breach analysis, drainage study and traffic study. We are currently meeting and negotiating with the County regarding the traffic study and the church's impact on traffic. These meetings may take a few more months, so please be praying for this process. Some of our future neighbors have voiced their concern regarding the increase in traffic in the community. They have been invited to join us in the process of working on the plan, and have attended a meeting with the Fire Department. Once the traffic meetings are complete the County Dept. of Environmental Review will begin formal review of the project. This review process could take 6 months. This process has revealed many new fees and mitigation costs to the project that we are evaluating at this time. We will be considering our construction options when the environmental review is complete and our Conditional Use Permit is approved.
