Roofs are a big concern for homeowners. And rightfully so. It is one of the most important parts of your home providing you with shelter from the rain and heat to regulate the temperature of your home. It also is one of those finishing touches that with the right roof- can make a home shine. Read this Quick Help Guide and learn the answers to some of the most common roof questions.
How often should I have my gutters cleaned? Twice a year! If you have many trees near or even over your home you should clean them 3 to 4 times a year. Gutter guards can cut down if not eliminate this chore.
How do I know if I need a new roof? You can usually tell with a visual inspection of the shingles. Look for cracks, peeling and any spots where the roof is leaking. Sometimes these issues can be fixed with repair work, otherwise a new roof might need to be put on. If in doubt call Armor Roofing for an inspection.
I have a somewhat flat roof over my patio, do you guys hot-mop or install foam? Armor Roofing highly recommends that you call our office to speak with a representative to discuss much better options that come with a Lifetime Warranty.
How long does it take to have a new roof installed? That depends greatly on your home and the pitch, size of the work to be done, the materials to be installed and the design of your roof. Most residential roofs can be redone in two to five days but it could take longer complete your re-roof. Upon inspection, we will be able to let you know. Gutters are scheduled once roofing work is completed.
I have another quote that is less than yours-why? They are MORE THAN LIKELY to offer you a Rock-bottom quote because they do not provide General Liability Insurance or do not even carry a valid Roofing/Contractor’s License. So in case of an accident to an employee or damage to your property, it can leave YOU paying the bill. Even if everything goes smoothly now with your ”neighbor that knows roofing,” it is not at all uncommon for us to get calls a few months later to fix the problems on their roof. My shake roof has algae all over and its missing shakes and nails are popping up, Do I need a new roof? One of the great (and popular) roof procedures we do at Armor Roofing is Shake Restoration. Sometimes shake roofs are well past their life expectancy, but often we are able to repair and restore shake roofs so that not only do they LOOK amazing but they LAST a lot longer. Recently we drove around with a customer showing them shake roofs that were restored by us 10 years ago that STILL look great!
Why does a roof need ventilation? Ventilation helps remove the heat that builds up during the summer months and helps reduce moisture buildup under your roof. This helps your roof and shingles last longer by preventing the rooting of the wood and curling or distortion of your shingles.
What is the most popular style of roofing materials out there? Great question! Nearly four out of five home owners in the USA choose Asphalt/ Composition roofing materials for their home. Asphalt shingles are reasonably fire resistant, lightweight and stands up to most wind and water storms. They range in price as they do design and texture, from three-tab to more multi-layered designer shingles.
Is removing my old roof required? Not always, but we usually recommend it. Primarily it aids in assessing the condition of the roof deck or substructure. Its not uncommon to find dry rot, wet decking, or pests at the time of tear off. With the roof removed, these problems can be addressed immediately rather than creep up on you in a few months with further damage. Furthermore, removal of the old roof allows for the proper underlayments to be installed, insuring long roof life. Also some counties building codes limit 2 roofing layers.
Can I have my roof done during the winter or during bad weather? We do roofing all year round. Sometimes composition doesn’t lay entirely flat until a good warm day arrives that heats up the material and allows it to uncurl. But this in no way effects Building Code Permits from passing or the integrity of the roof.
Are your estimates free? Residential home owners and Commercial properties that need repairs, re-roofing, gutter work or additional services can receive a free estimate that is valid for the next 30 days. (Why 30 days? What sorts of warranties do you provide? Armor Roofing guarantees our labor on an individual basis (due to job type and brand. Manufacturer warranties vary depending on the brand. Manufacturers such as IB Roof System provide a LIFETIME material warranty on their product.
My roof seems to be leaking, but it hasn't rained in a while? Condensation is most likely your problem. Vaulted ceilings are prone to this problem and may need to be vented, if possible at the ridge and eaves. A moist crawl space can produce 20 gallons of water vapor per 1000 square feet. Not to mention AC units, humidity, plumbing and more could be leaking. Possibly check with a plumber first, then give us a call.
