Unfortunately, AHIB has not listened to home inspection community and has not responded to our repeated requests to consider these items:
The sections specifically we have the most problem with are:
Content: All written or electronic home inspection reports presented to clients shall, at a minimum, present the findings of the inspection in the following subject categories as defined and in accordance with the directives of the 2006 version of the ASHI Standards of Practice.
1. Structural Systems
2. Exterior
3. Roofing
4. Plumbing
5. Electrical
6. Heating and Air Conditioning
7. Interiors
8. Insulation and Ventilation
9. Fireplaces and Solid Fuel Burning Appliances
Retention: The home inspector shall retain an exact copy of all home inspection reports presented to clients for a period of 3 (three) years following the date of the inspection.
While the proposed rule changes are not finalized, AHIB is plowing forward with this issue and when they have made changes to the wording in the past we found out that the end result is still the same. Even after we had been convinced that everything was fixed, further discussion with board members revealed that the problem was still present. At least 2 board members did not fully understand the way that the board's administrative assistant wants this to be enforced, including one board member that asked for further clarification towards the end of the meeting.
All AHIB has to do to make this fuss go away is eliminate the offending sections.
